Sustainable building design is maturing and evolving. We are increasingly aware of the environmental footprints of buildings throughout their lifetimes. Pathfinder helps design teams achieve exceptional performance under the latest and most stringent green building certification programs, such as the Living Building Challenge and Passive House. Increasingly, carbon emissions and embodied carbon associated with building components need to be factored into design decisions.

Net Zero Energy & Zero Carbon

When your building project has to meet the most stringent energy requirements with the smallest environmental footprint, think ZERO. There are many ways to achieve zero. However you define it, Pathfinder helps you achieve it. We know what it takes to minimize energy consumption at the design stage and help buildings achieve it in operation using on-site renewables, BMS controls, energy monitoring, and purchases of green power.

LEED Energy Modeling

Many of Pathfinder’s staff are LEED Accredited Professionals. The energy modeling team has provided energy modeling services for more than 50 LEED certified buildings.

Code Compliance Energy Modeling

New York State requires that your proposed design energy costs are reduced by at least 15% relative to a reference IECC2018 baseline building. Energy modeling is an alternative path to meet code.

In addition to the directives of New York State, key agencies further the State’s goals to build upon high-performance and sustainable goals. Pathfinder can provide a variety of design and analysis services through our term agreements with DASNY, SUCF and OGS.

New York State Directives

SUNY Zero Net Carbon Sources

SUNY plans to source 100% of its electricity from zero-net-carbon sources, including renewables and energy storage, as soon as possible. Furthermore, all new SUNY buildings will be designed to achieve zero-net-carbon emissions. Existing buildings, which are on average 47 years old, SUNY will invest in deep-energy retrofits and energy efficiency while performing critical maintenance. Executive Order 166: The Order redoubles our State’s ambitious efforts to combat economic and environmental threats posed by climate change and affirms the goals of the Paris Climate Agreement. Executive Order 166 calls for reducing the carbon footprint of state agencies by 40 percent and sourcing 50 percent of New York’s electricity from renewable energy sources by 2030 (relative to 1990 levels).

Executive Order 88: This Order drove many State Agencies and Authorities to improve their energy efficiency and has now expired. As of 2018, state facilities have reduced source EUI by 13.8%.


DASNY’s sustainability approach promotes Design Performance Modeling (DPM) with goals to include energy efficiency, zero net energy, renewable energy, water use and greenhouse gas reductions, green procurement, reduced toxins in the built environment and landscaping, green innovation and resiliency/adaptation to climate changes. DPM is used for early and often comparative analysis of different design and system strategies that are extremely useful during the early stages of any design process.


Many facilities are considering critical maintenance upgrades on their campuses. During this process, the facilities are reaching out to Pathfinder to replace the existing systems with more energy efficient upgrades. By implementing energy efficient upgrades, you can reduce your annual energy costs to help pay for future capital improvements to your buildings.


SUCF requires that major renovation and new construction projects be designed to USGBC LEED Silver standards. SUCF's Directive 1B-7 requires energy modeling to show compliance with LEED V4 Energy and Atmosphere Prerequisite 2: Minimum Energy Performance.

SUCF's Directive 1B-2 "Net Zero Carbon New Buildings and Deep Energy Retrofits of Existing Buildings" has significant performance requirements for net zero carbon “capable” buildings.

Energy Audits and Existing Buildings

Calibrated Energy Modeling

Pathfinder can help you evaluate energy and cost savings associated with lighting, envelope, and mechanical system upgrades. Depending on your project, the results can help you make go, no-go decisions on high impact energy improvements versus capital improvements. Pathfinder has worked with various building types including higher education, primary K-12 schools, healthcare, as well as institutional and municipal buildings.

ASHRAE Level II Energy Audits

An audit report includes an inventory of your existing equipment, a summary of your building’s current conditions and energy use, as well as a list of recommended no-cost, low cost, and capital improvement (long-term) energy conservation measures (ECMs). Each ECM will be evaluated with an opinion of probable cost to consider economic paybacks. ASHRAE Level II energy audits can help your team create long-term energy master plans for your building or campus.

Measurement & Verification (M&V)

Depending on your BMS capabilities, data collected during the M&V process can provide feedback on peak power and scheduling of lighting, mechanical equipment, temperature setpoints, plug loads, central plant, pumping and fan energy. M&V is a quantifiable approach to finding your highest energy users and evaluating ways to improve your current operation.
